Are there any fees or commissions?
None. No agent commission, no closing costs on your side, no hidden charges. The offer is the amount you walk away with (minus any mortgage payoff or liens, itemized at closing).
Is your offer actually cash?
100%. Our own capital, no bank involved, which means no appraisal drama and no financing falling apart at the eleventh hour.
Why shouldn't I just list with an agent?
If the house is in good shape and time is on your side, listing can make sense. But add up commissions, repairs, carrying costs, and months of uncertainty — for as-is houses, our offer often comes out ahead.
What if I have tenants?
We buy tenant-occupied houses regularly — good tenants, bad tenants, non-paying tenants. You don't need to evict anyone; we handle occupancy after closing.
I owe more than the house is worth. Can you help?
Sometimes, via a short sale negotiated with your lender. It takes longer, but we've done them. Call us and we'll tell you honestly if it's viable.
How do you determine your offer price?
We figure out what the house would sell for fixed up, subtract the renovation budget and our margin, and that's the offer. Happy to walk you through the comps — transparency beats salesmanship.
I'm behind on my mortgage / facing foreclosure. Can you still buy it?
Yes, but call sooner rather than later — your options shrink as the auction date gets closer. A fast cash close can stop the foreclosure entirely.

There are liens on the property. Is that a problem?
Usually not. Liens get paid from the closing proceeds, and we'll show you the exact breakdown before you sign. Tax liens, judgments, HOA liens — we've handled them all.
